General Information

Spring – Fall we have weekly lawn maintenance, generally on Fridays. Automatic sprinklers in back yard are scheduled to water lawn nightly. Please don’t leave anything out on the grass that you would not want to getting wet.

During the winter months we have contracted with a local snow removal company that will be plowing the driving and walkways whenever the snow accumulation exceeds 2″.

Trash service is Fridays. Thursday evenings if you don’t mind please take both trash and recycle bin to the road.

We reserve the right to perform other necessary maintenance with notice.

Please remember that this is a lakefront home in northern Michigan. With this comes all of the native critters that live amongst us in this area. There will be no refunds for sightings of pests, insects, wildlife and other native animals for this area inside or outside the residence.

Please note: Fence under repair due to recent storm damage. Garage is locked for owner use only.

House Rules

  • Check in is 4pm and check out is 11am.
  • No smoking or vaping is permitted in the Premises or near the doors or windows whatsoever, including the smoking of marijuana and/or medical marijuana. Please dispose of all smoking waste properly. If there is smoking in the home or near an open door or window there will be a loss of security deposit for smoke remediation.
  • No open flame or candles of ANY kind are to be burned in or anywhere near premises. Use of the firepit in the beach area is acceptable.
  • No events or parties
  • Furnishings are subject to change without notice.
  • Furniture, bedding, mattress pads, utensils or any other property supplied with the rental property must not be removed from the home. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the guest(s).
  • A basic supply of linen is provided in each property. Bed linen and bath towels are not changed during your stay.
  • The startup set of hand soap, toilet tissue, paper towels and trash bags are not replenished.
  • Dogs outside any fenced in area will be on a leash or otherwise restrained at all times.
  • You are expected to clean up the yard of pet waste and dispose of properly in plastic bags and then put in the outside trash bins. There will be a $75 fee for any pet waste not disposed of properly.
  • Please use the colored towels and wash cloths in the main floor linen closet for removing makeup, dyeing hair or anything else that may stain.
  • Beach towels are provided for your use; do not remove white bath towels from property.

Before checking out

  • Please leave dirty towels on the bathroom floor or in the tub/shower.
  • If you moved any furniture, return it to its original place.
  • Ensure all windows are closed and doors are locked.
  • If you used any beach toys, life jackets, or other outdoor equipment, please return them to their original storage spot.
  • While we handle the dishes, garbage, and any remaining food items, we kindly ask that you leave the space as tidy as possible.
  • We also appreciate a quick message to confirm your checkout, as it helps us give the cleaning team the all-clear.

 


Per Long Lake Township Ordinance

Any violation of of these rules may result in immediate cancellation of stay and no refund.

  • Maximum daytime (7am-10pm) occupancy is no more 9 people.
  • Maximum overnight (10pm-7am) occupancy is no more than 6 people.
  • Quiet hours are 10pm-7am.
  • No person shall ignite, discharge, or use consumer fireworks within Long Lake Township at any time, except the day preceding, the day of, and the day after a national holiday. Violators will be responsible for a municipal civil infraction and a fine of up to $500 per violation. Township Firework Ordinance

Safety Information

Our home has smoke detectors and carbon monoxide detectors on every floor.

  • Upper level – both are located outside bedroom on wall across from bathroom
  • Main level – both are located in the hallway to the bedrooms. There is a smoke detector located in the kitchen area as well as a fire extinguisher.
  • Lower level – Smoke detector located to right of stairs, carbon monoxide detector in laundry area.

Important

Our home is on a well and septic and is a very effective system. However, it will clog up if improper material is flushed.

DO NOT FLUSH anything other than toilet paper.

No feminine products, diapers, wipes or other items should be flushed at any time. If it is found that improper material was flushed and clogged the septic system, the guest could be charged damages starting at $250.


Pet Policy

Please inform us upon booking of your pets. No more than 2 pets on the premises. There is a $150 non refundable deposit. If we are not notified of a pet(s) prior to the stay a $150 flat fee will be expected when invoiced.

No other pets allowed, only the pets owned by the person whose name is on the lease and were included in the agreement. Please be considerate of your neighbors and not allow your pets to be outside creating noise or damage.

You are expected to clean up the yard of pet waste and dispose of properly in plastic bags and then put in the outside trash bins. There will be a $75 fee for any pet waste not disposed of properly.

Service Animals

It is our pleasure to accept your service dog. Prior to booking please answer the following questions legally allowed by the ADA regarding your service dog.

1. Is the dog a service animal required because of a disability?
2. What work or task has the dog been trained to perform?

We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for any and all damage caused by people or dogs. You are still responsible for removing pet waste from the yard and disposing of it properly.

Under the ADA, service animals must be harnessed, leashed, or tethered, unless these devices interfere with the service animal’s work or the individual’s disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal, or other effective controls. The animal must be under control of the handler at all times and never left alone at any time. The property is equipped with Exterior Cameras and this can be verified.

If we discover a guest has misrepresented a pet as a service animal, we reserve the right to seek financial restitution, report fraudulent claims to government authorities and to evict the guest(s) without further notice. In the latter case, there will be no right to a refund for unused rent.
